What is a DSCR loan in Colorado?

A DSCR loan in Colorado is business-purpose financing for a non-owner-occupied investment property, assessed using eligible rental income against the full housing payment. Loan Daddy LLC is a mortgage broker, not a lender, that helps investors compare wholesale options while accounting for property taxes, insurance, association dues and rental documentation.

Why investors use it

Why does rental income matter for a Colorado DSCR loan?

01

The property carries the file

Your tax returns are not the deciding document. The rent the property supports, divided by the full housing payment, is. That opens the door for self-employed investors, retirees and anyone whose income does not fit neatly on a W-2.

02

Colorado line items, stressed

Hail-belt insurance, biennial tax reassessment, wildfire ratings in the mountains, association dues in ski condos. We model the bill you will actually receive, then check whether the ratio still clears at a higher one.

03

A broker, not a lender

We arrange and shop financing from wholesale lenders. That means your file is placed with the lender whose guidelines fit the property, rather than forced into one credit box and declined when it does not fit.

04

Straight answers about bad numbers

If the rent does not cover the payment at a sensible loan amount, we will say so before you pay for an appraisal. A declined scenario is cheaper than a deal that closes and cannot carry itself.

How it works

How does the Colorado DSCR loan process work?

Most of the work in an investment file happens before anyone orders an appraisal. The tax bill, the insurance quote and the lease tell you what the property will support. If those three do not clear, nothing later in the process will fix them.

01

A scenario call

The address or neighborhood, the rent, what you are trying to accomplish, and your timeline. Ten minutes usually tells us whether the property is financeable and what it would need.

02

Property numbers

We pull the county tax record, ask for a real landlord insurance quote, and read the leases. Those three items are the file. Everything after this step is execution.

03

Appraisal and underwriting

The appraiser values the property on both sales comparison and income. Underwriting reviews the coverage ratio, reserves, credit and the entity structure if you are vesting in an LLC.

04

Close, then hold

Funding, title, insurance in place, and a reserve you keep rather than spend. A Colorado rental will ask for a roof or a sewer line eventually; the reserve is what makes that ordinary.

Markets

How do Colorado rental markets affect the coverage calculation?

A Pueblo three-bedroom and a Breckenridge condo are both Colorado rentals, and they behave nothing alike. One has a low payment and a modest rent; the other has a high payment, association dues, a licensing regime and an insurance market that has been contracting for years. Buying the same strategy in both places is how investors end up with a portfolio that only worked in one.

Start with the market pages. Each one covers the housing stock, the demand drivers, the tax and insurance realities, and the local rules that change what a property can legally earn.

  • DenverPre-war brick duplexes and a rental market driven by employment and transit. Market page
  • SpringsMilitary rotation and basement units that change the spreadsheet. Market page
  • Fort CollinsA university town where occupancy limits decide the rent. Market page
  • PuebloLower entry prices than the northern Front Range and a deep stock of older homes. Market page

Calculator

What should you calculate before writing an offer?

Rent, taxes, insurance, association dues, the loan amount and a rate you supply. The calculator returns the coverage ratio and a plain-English read on what it means for a property like the one you are looking at.

It runs entirely in your browser and stores nothing. We deliberately leave the rate field empty — a pre-filled default would flatter the math on a loan nobody has quoted you.

The four inputs that decide a Colorado file.

  • Rent support — the executed lease, or an appraiser’s market rent opinion.
  • The county tax bill for the parcel, divided by twelve.
  • A bindable landlord insurance quote for that address.
  • Association dues, and any special assessment already levied.

A short form, a real reply from a person, and an honest read on whether the numbers work. No rate quote on a website can tell you anything true about your file, so we skip that step and start with the property.

Questions

What do Colorado rental investors ask first?

The full list covers qualification, Colorado property rules, the process and the compliance scope of what we do.

What exactly is a DSCR loan?

It is a mortgage for investment property where the approval turns on the property’s income rather than your personal income. The lender divides the rent the property supports by the full monthly housing payment — principal, interest, property taxes, insurance and HOA dues — and the result is the debt service coverage ratio. A ratio at or above the program’s threshold is the core of the approval.

What coverage ratio do most Colorado files need?

Thresholds are set by the program and the lender, and they move with the property type, leverage and the strength of the rest of the file. Rather than chasing a single number, it is more useful to know that a comfortable margin gives you room for a vacancy month or an insurance increase, while a thin margin leaves none. We will tell you what a specific program requires for a specific property once we have the rent, tax and insurance figures.

Which property types can you arrange financing for?

Non-owner-occupied residential investment property: single-family rentals, duplexes through fourplexes, condos and townhomes, small multi-family buildings, and mixed-use where the majority of the building is residential. Manufactured housing on owned land is considered case by case. Because this is business-purpose financing, owner-occupied and second-home use is outside the program.

How long does a file take from first call to funding?

A clean purchase with a cooperative seller, a lease or rent support in place, and documents gathered early usually moves in a few weeks. Files stretch when the appraisal surfaces repairs, the insurance quote arrives late, or the entity and title work do not match. The single biggest time-saver is collecting the tax bill, the insurance quote and the leases before the offer.

Are you a lender?

No. Loan Daddy LLC is a mortgage broker. We arrange and shop financing from wholesale lenders, which means the loan is made by a lender and we work the file on your side. That also means terms are subject to underwriting and lender approval, and subject to change until they are locked.

Send us the address and the rent.

We will tell you what the coverage looks like, what the tax and insurance bill do to it, and whether the property is financeable at the leverage you want.
