Terms of use
Acceptance
By using this website you agree to these terms. If you do not agree, do not use the site. These terms apply to dscrloanscolorado.com and to any communication you send through it. They do not replace the terms of any loan application, disclosure or agreement you sign later, and where those documents conflict with this page, those documents govern.
What this site is, and what it is not
This site is an informational resource published by Loan Daddy LLC under the DSCR Loans Colorado brand. Nothing here is an offer to lend, a commitment to lend, a loan estimate, a rate quote, or a promise of approval. No content on this site creates a broker-client relationship or an agreement to provide services.
We are a mortgage broker. We arrange and shop financing from wholesale lenders. The lender makes the credit decision and sets the terms, and those terms are subject to underwriting and lender approval and can change until they are locked. Any statement about a program on this site describes how that kind of program generally works, not a guarantee about your file.
Business-purpose restriction
The financing described on this site is for business-purpose loans on non-owner-occupied investment property only. It is not for personal, family or household use. We do not accept requests for property the borrower or the borrower’s family intends to occupy, and misrepresenting occupancy on a request is a material misrepresentation that we will rely on and that a lender may treat as fraud.
Estimates from the calculator
The DSCR calculator performs arithmetic on figures you enter. It does not know your credit, your reserves, the property’s condition, the appraised value, the actual insurance premium, or the guidelines of any lender. Its output is an estimate for your own planning, not a quote and not an approval.
We do not publish interest rates on this site, and nothing produced by the calculator should be read as a rate or payment quote from us or from any lender.
Content accuracy and local rules
We work to keep this site accurate and current, and we correct errors when we find them. Even so, the content is general, it is written for a Colorado audience, and local rules change — property tax cycles, insurance markets, occupancy limits, short-term rental licensing and zoning all move. Nothing here is legal, tax, accounting or investment advice, and you should confirm any local rule with the town or county and consult your own advisers before relying on it.
We do not publish third-party statistics unless they are sourced and dated, and figures appearing in examples are illustrations of arithmetic rather than market claims.
Your submissions
When you send information through this site, you confirm that it is accurate and that you are authorized to share it. Do not submit another person’s information without their permission. We handle what you send under the privacy notice.
Intellectual property
The text, design, wordmark and code of this site belong to Loan Daddy LLC or its licensors. You may read, link to and quote short passages with attribution. You may not republish substantial portions, scrape the site for commercial use, or represent our content as your own.
Third-party links
Where we link to another site — a registry, a county assessor, a licensing authority — we do so because it is useful, not because we control it. We are not responsible for the content, accuracy or practices of sites we do not operate.
Availability
We may change, suspend or withdraw any part of this site at any time. We do not promise that the site will be available without interruption, and we are not responsible for a delay or loss caused by an outage, a hosting failure, or a problem with your own connection.
Limitation of liability
To the extent the law allows, Loan Daddy LLC is not liable for indirect, incidental, special, consequential or punitive damages arising from your use of this site or from reliance on its content. Nothing in these terms limits a liability that cannot lawfully be limited, and nothing here waives a right you have under applicable consumer protection law.
Governing law
These terms are governed by the laws of the State of Colorado, without regard to conflict of law rules. Any dispute arising from use of this site will be brought in a court of competent jurisdiction in Colorado, unless a law that applies to you requires otherwise.
Changes to these terms
We may update these terms. The date below reflects the current version, and continued use of the site after a change means you accept the updated terms.
