About

A Colorado desk, not a national call center.

DSCR Loans Colorado exists because Colorado rental property does not underwrite like rental property anywhere else. Hail-belt insurance, biennial reassessment, occupancy limits in a university town, license caps above timberline — the local details decide these files.

Why this brand exists

Most investment lending content is written for a country that does not exist: one rental market, one insurance market, one set of tax assumptions. An investor buying a brick duplex in Baker and an investor buying a condo in Breckenridge are not in the same business, even though both are buying Colorado real estate with a coverage-based loan.

This site is an attempt to write the Colorado version down. The market pages describe the housing stock, the demand drivers and the local rules. The guides work through the arithmetic and the paperwork. The calculator lets you run the ratio yourself, with the figures you actually have, before anybody quotes you anything.

How we work

We are a mortgage broker. That means we arrange and shop financing from wholesale lenders rather than making loans from our own balance sheet. The practical difference for an investor is that a file can be placed with the lender whose guidelines fit the property — a condo with a rental cap, a fourplex with an inherited below-market lease, a portfolio that needs cross-collateralization — instead of being declined because it did not fit one credit box.

It also means the loan is made by a lender and is subject to that lender’s underwriting and approval, and to investor approval where the loan is sold. Terms can change until they are locked. We will tell you that plainly rather than imply a certainty we do not control.

What we are

DSCR Loans Colorado is a Loan Daddy LLC brand, NMLS 2827624.

  • Broker, not lender
  • NMLS #2827624 (nmlsconsumeraccess.org)
  • AZ CMB Licensed · #CMB-2016143

Business-purpose loans for non-owner-occupied investment property only; not for personal, family or household use. Not a commitment to lend. All loans subject to underwriting and lender/investor approval; terms subject to change.

The Colorado focus is editorial and operational, not a claim of a physical branch on every corner. We work remotely with investors across the state and we know the counties, the assessor records and the local rental ordinances well enough to ask the right questions before an appraisal is ordered.

What we are not

  • We are not a lender and we do not make loans from our own funds.
  • We do not arrange consumer mortgages for property you or your family will occupy.
  • We do not publish rate figures, because a rate depends on the file.
  • We do not fabricate statistics to make a market look better than it is.
  • We do not promise an approval before underwriting has seen the file.

Editorial standards

Everything on this site is written for this brand and this state. Where a claim about Colorado rules appears, it is described qualitatively and paired with a note to verify the current ordinance, because local rules change — sometimes by ballot measure. Where a number appears in an example, it is arithmetic, not a market statistic.

If you find something here that is out of date or wrong, tell us and we will fix it. That is a better use of everyone’s time than pretending a website is permanent.

Principles

Four rules we work by.

01

The property is the argument

We would rather explain why a coverage ratio does not work than submit a file that will be declined three weeks later. A scenario conversation is free; a failed appraisal is not.

02

Local line items, not national averages

Colorado taxes, hail and wildfire insurance, occupancy limits and short-term rental caps are the variables that decide these files. A model built on national assumptions will be wrong in every county.

03

No rate theatre

You will not find a headline rate on this site, because a rate quoted before anyone has seen the property and the credit profile is a marketing device. We quote a real scenario when we have the facts.

04

Business purpose, clearly stated

We only arrange loans for non-owner-occupied investment property. If you plan to live in the property, this is not the right program and we will say so on the first call.

Tell us the address and the rent. We will tell you what the numbers look like.

No rate quotes on a website, no pressure. A short scenario conversation, then a straight answer about what is achievable for that property.
